The lesson

What is in the kit

  • The machine, /listing. The entire listing presentation as one self-guiding link: the pitch deck, the programs, the proof, with prices revealed last, the same order you would present them in person. Adding ?lock=1 hides the costs section behind the red carpet code, and the "text us for the code" line doubles as a lead touch.
  • Three pre-appointment deliverables, one per visit type. /listing-intro is for a CONFIRMED listing appointment: it warms them up before you arrive. /preview is for preview visits and FSBOs: deliberately zero pitch, all help. /home-value is for value and cash-offer conversations: the two-roads module lives there. Two roads means the seller's two real choices side by side, a cash offer versus the open market, taught in full in the Cash Offer Lane.
  • Your personal capture link, /meet?rep=you. The get-the-appointment funnel with your name on it. Copy it from the Academy home screen. Anyone who opts in lands in Follow Up Boss (FUB, our customer database, and you will see it written both ways) assigned to YOU, tagged Agent Link, with their requested time in the note if they picked one.
  • The leave-behind, /ready. For the seller who gave you the tour and then was not ready to hear the pitch, bucket two. A no-pressure page with a short animated walkthrough of the three reasons, the full presentation one tap away, and an I'm-ready button. Send it as /ready?rep=your-slug and the moment they opt in, the lead routes straight back to you.
  • The print packet, /listing-packet. Still the in-appointment artifact. The machine did not replace it; paper in the living room, link for everything before and after.
  • The Private Collection set. For premier homes, the $750k-plus conversations: /private-intro before the appointment and /private-collection as the machine. Same playbook, luxury wrapper, eXp Luxury syndication story.

Match the asset to the moment

  • Confirmed listing appointment on the calendar: send /listing-intro the day before or the morning of, paired with your personal intro video. Win before you arrive.
  • Preview or FSBO visit: send /preview before you go. It promises help, not a pitch, which is exactly the frame that gets you in the door.
  • Value or cash-offer conversation: send /home-value. It sets up the two-roads choice you will walk them through in person.
  • Could not get the appointment, or the seller went quiet: run the Elevator Pitch text sequence from Module 2 with your video. Your personal /meet link is the net underneath every one of those conversations; it captures the ones who decide later.
  • Bucket two at the kitchen table (gather my stuff, I have overstayed my welcome): leave warm, no pushing, then send /ready with your rep tag that evening alongside a thank-you text. It hands them the whole presentation on their own timeline, and the opt-in comes home to you.
  • Plain /listing, prices visible, is the FULL story. Right moments: the recap text after you presented, the decision-maker who missed the appointment, the bucket-three seller who wants to study it. It is the closer's leave-behind, not the opener.
  • Tailor the funnel when you are chasing a specific visit type: /meet?for=listing, ?for=preview, or ?for=value tunes the page to that conversation, and your ?rep= rides along with it.

When NOT to send

  • Not instead of showing up. Nothing in this kit replaces the appointment; every page exists to earn one, warm one, or recap one. Step one still sells step two.
  • Not the plain machine before the money conversation is earned. If commission has not come up yet, send the intro for that visit type, or send /listing?lock=1 so the costs section stays gated until you have talked.
  • Not to a seller you have never spoken to. Cold outreach gets the Elevator Pitch sequence and your capture link, not the full presentation.
  • Not as screenshots, PDFs, or copy-paste. These pages update in place; a screenshot goes stale the day we improve something. Send the live link every time.
  • Not the standard set on a premier home. At $750k and up, reach for the Private Collection versions instead.
  • Not as a mass blast. These are one-to-one deliverables tied to a real conversation. Your database drip stays in Follow Up Boss where it belongs.

The wiring behind your link

  • Your link is yours alone: it routes on your name. A lead who opts in on it chose YOU, so treat it like a referral: speed matters, call them first, fast.
  • If they requested a time, the note in Follow Up Boss says so and asks you to confirm the appointment. That confirmation is your first touch; make it count.
  • The ISAs, our inside sales agents, are the teammates whose whole job is calling and qualifying leads and handing you a set appointment. They are not in this lane. Leads from your personal link do not go to the inside sales queue and nobody else will chase them. If you do not work it, nobody does.
  • Leads from the bare /meet link (no rep) still route to the inside sales team as always. Your ?rep= is what makes it yours.
  • New teammate? Their link starts working the day their name is added to the roster. If a link ever misroutes, tell Sydney or Drew immediately so it gets fixed the same day.

Make your links, and why they work

  • Step one: the site already knows you. The name you picked when you signed in IS your link tag. Jordan Taylor becomes jordan-taylor: all lowercase, a dash between the parts, nothing else.
  • Step two: use the buttons, never the keyboard. The link builder on this page (and the copy buttons on the home screen) stamp your tag onto the right page for the moment: general capture, a listing / preview / value visit, or the leave-behind. One tap, copied, done.
  • Step three: paste it into the conversation you are already having. These links ride inside a text to a real person, right after a real touch. The link is the net; the conversation is the fish.
  • Why it works: the tag rides the link as rep=your-name. When someone opts in, the capture machine reads that tag and matches it against the team roster. An exact match routes the lead to you, name on the record, Agent Link tag on it. Anything that does not match exactly (a typo, CamelCase, a space) falls back to the inside sales lane, and your lead quietly becomes not-yours.
  • If a link ever seems broken: do not guess and do not retype it from memory. Come back here, tap the button, copy fresh. And tell Sydney or Drew so the roster can be checked the same day. You learned it here; no mysteries.

The rep

Open all five pages on your phone and walk each one as if you were the seller. Then grab a partner for ten rapid-fire rounds: they call out a situation (confirmed appointment, FSBO preview, value call, ghosting seller, $900k lakefront), you name the asset and the why. Finish by copying your personal capture link from the home screen and bookmarking it on your phone.

Done when: You can name the right asset for any situation without looking, and your personal link is one tap away on your phone.
